Sapcote Developments has sold its flagship Power Road Studios building to property investment and development company Helical plc for £34.2 million. The two acre site, with 62,000sqft of buildings, is currently 100% occupied by a range of tenants, predominantly from the media and creative industries.
Although the Sapcote’s portfolio still includes similar premium office space at Broadway Studios, Hammersmith, the sale creates significant opportunities for Sapcote’s to extend its interest in prime freehold property throughout London and the South East. Recent acquisitions include retail and restaurant properties in Camden, Soho, Richmond, Kingston upon Thames and Southampton with a total value of £30m.
James Millar, Director at Sapcote Group, who managed the sale, said “The sale of Power Road Studios will help us continue our dynamic approach to prime acquisitions. As a family-run business, we’re not bogged down by a long chain of decision makers, or answerable to fund managers and investors. With finance readily available, we’re flexible and agile enough to complete a deal in just 7 days – from initial details to completion. We’re actively searching for prime opportunities at strategic locations in and around London and other prime South East locations. Agents with buildings that meet these criteria should get in touch.”
Bruno Jaczkowski, Director at JLL, who handled the sale, remarked “This sale demonstrates the continued appetite for flexible multi-use development opportunities, with an existing income story, driving forward ongoing regeneration within Hounslow.”
